Let me tell you a short story:

I got started in my real estate career in the mid 90's in Oregon.  When I started out in real estate I had no money.  I had a few bucks to do some marketing, but no money to actually buy property or put up a down payment.  For that matter, my credit wasn't all that good either. Though I was very determined,  I had no idea how I was going to make this real estate thing work.

I started to send out letters to potential sellers, and what do you know I got some calls.  I went and got contracts on properties, and actually found some great deals.  When I got an amazing deal, I would look for conventional financing to get it funded.  But I quickly ran in to a problem. Even though I had a lot of equity in the property, the banks gave me the big run-around.  They wanted years of tax returns and other proof of income.  Then they would take up to two months to get my deal funded.  By this time, the seller was upset!  I knew there had to be a better way.

Then a fellow investor told me about private financing.  He said that a private lender will lend up to 75% of the value of a property, even lending enough to do the repairs.  I contacted a local private investor and the rest is...history.  That was the day my business really took off.  After that day, I never got another bank loan and I don't plan on it!  Private financing was the critical difference that helped me grow my real estate investing in to a profitable business.
